The Business
The Project is the development of Serbia’s first international standard mountain resort, which will offer year-round recreational activities. The Project is located in Kopaonik, one of Eastern Europe’s most modern ski areas with 21 ski lifts. The resort will consist of a mix of hotels, spas and rehabilitation center, chalets, serviced-apartments, and retail and commercial areas. Space dynamics will enhance the location’s natural charm. The Project will combine public areas that are open to all visitors and areas exclusively reserved for the resort’s guests.

The Project will occupy a total area of 15.4 hectares. It is a three-hour drive from Belgrade and 90 minutes from Nis and its airport. The property is the only plot in the Kopaonik National Park where a large-scale project could be developed.

A Detailed Urban Plan, adopted by the Municipality of Brus, authorizes the development of the resort with a maximum gross above-ground building area of 126,720 square meters. An international hotel operator has proposed franchising a hotel on the development. Necessary permits have been obtained and infrastructure investment is ready to start.

Market
There has been a constant increase in domestic and foreign tourism in spa and mountain resorts in Serbia. Kopaonik is considered to be the most tourist-attractive mountain region in Serbia with the greatest growth potential. In December 2010, the ski advisor Skyscanner tipped Kopoanik as the best value ski resort in Europe.

The Project developer is asset manager for one of France’s wealthiest families. The developer has taken the project from acquisition to its current stage with equity investment. The developer is seeking joint-venture partners to initiate construction to deliver the first phase of the project consisting of the first hotel and some residential units.
